Terms of Service

1. Acceptance of terms

By creating an account or using Homezetu, you agree to these Terms of Service. If you do not agree, please do not use the platform. These terms apply to all users: tenants, landlords, agents, and administrators.

2. The Homezetu platform

Homezetu is a marketplace that connects property seekers with landlords and agents. We provide the technology and tools — we are not a party to any rental, sale, or investment transaction. All agreements are between the users directly.

3. Account rules

• You must be at least 18 years old to create an account
• Provide accurate, truthful information at registration
• You are responsible for all activity under your account
• Do not share your login credentials
• Notify us immediately of any unauthorised account access
• One account per person — multiple accounts are prohibited

4. Landlord and agent obligations

• All listings must be for real properties you own or are authorised to advertise
• Photos, prices, and descriptions must accurately represent the property
• Respond to genuine inquiries within a reasonable timeframe
• Properties must comply with Kenyan housing and tenancy laws
• Do not post duplicate listings or ghost listings (properties already taken)
• Agents must hold valid professional credentials where required

5. Tenant obligations

• Use the inquiry system for genuine property interest only
• Do not spam landlords with bulk or fake inquiries
• Respect scheduled viewing times and landlord privacy
• Report suspicious listings via our contact page

6. Prohibited conduct

The following are strictly prohibited on Homezetu:

• Fraudulent, misleading, or ghost listings
• Discriminatory listings based on tribe, religion, gender, or nationality
• Demanding deposits before a physical or video viewing
• Requesting payment outside the platform to circumvent fees
• Scraping, harvesting, or misusing platform data
• Impersonating Homezetu staff or other users
• Any activity that violates Kenyan law

7. Listing approval and removal

All listings are subject to review before publication. We reserve the right to reject, edit, or remove any listing that violates these terms or our community standards — without prior notice. Repeated violations may result in account suspension.

8. Payments and packages

Listing packages are billed as described on our pricing page. Payments are processed via M-Pesa. Refunds are considered on a case-by-case basis for technical issues — contact support within 7 days of payment.

9. Intellectual property

You retain ownership of photos and content you upload. By uploading, you grant Homezetu a non-exclusive licence to display and optimise your content on the platform. Homezetu's branding, code, and platform design are our property and may not be copied or reproduced without written permission.

10. Disclaimer of liability

Homezetu provides a connection service. We do not guarantee the accuracy of listings, the identity of users, or the outcome of any transaction. We are not liable for losses arising from fraud between users — always verify listings in person before paying any deposit. Read our Safety Tips.

11. Termination

We may suspend or terminate accounts that violate these terms. You may delete your account at any time via your profile settings. Upon termination, your listings will be unpublished and your data handled per our Privacy Policy.

12. Governing law

These terms are governed by the laws of Kenya. Any disputes shall be resolved through the Kenyan courts.

13. Changes to terms

We may update these terms. Significant changes will be communicated via email. Continued use of Homezetu after changes constitutes acceptance.
